Office Repaint – Mt Eliza

Project Overview

This project in Mt Eliza involved a full interior repaint of a professional office space. The office featured multiple rooms and a long corridor, with walls that had a slight sandy texture finish — likely a sand render or texture coat rather than smooth plasterboard. The interior paintwork had become visibly worn after several years of use, with scuffed walls, faded colours and an appearance that no longer matched the professional image the business wanted to project. The client wanted a clean, efficient repaint that would refresh the entire space.

Mt Eliza is a picturesque suburb on the Mornington Peninsula, known for its leafy surroundings and a growing number of professional businesses in the area. For businesses operating here, the standard of the office environment matters. Clients visiting the premises expect presentation that matches the quality of services being offered. When an office looks tired it can send the wrong message, regardless of the quality of work being delivered.

Consultation and Planning

We met with the client at the office and they walked us through the space, pointing out problem areas. The main priorities were a fresh, contemporary colour scheme, a professional finish throughout and minimal disruption to operations. The layout included reception, a large open office space with two interconnected rooms, private offices, a meeting room, a narrow textured-wall corridor, kitchenette and bathrooms.

Each area had different requirements — the corridor with its textured walls needed specific preparation, the open office space needed to feel brighter, and the reception had to make a strong first impression. We provided a detailed quote, recommended colours and worked out the best schedule. We brought sample colours so the client could see them in the actual space — this matters because office lighting, whether fluorescent or LED, shifts how colours appear compared to natural daylight.

Scheduling Around the Business

The client needed the business to continue during the repaint, so we divided the office into zones and worked through each one at a time. Staff relocated to completed areas as we progressed. We completed the meeting room and reception first so the business could continue receiving clients in a professional environment from day one of the project. We also did some work during evenings and weekends to speed things up and reduce disruption during business hours.

Every day an office is disrupted is a day productivity is affected. That is why we plan carefully and communicate clearly about what we will be doing and when. The client always knew what to expect and could plan their team’s work accordingly.

Surface Preparation

Thorough preparation throughout. All floors, furniture, equipment and fittings protected. Desks, computers, printers — everything moved or carefully covered with anti-static drop cloths for electronic equipment. We understand office equipment is sensitive and expensive, so we take extra precautions.

The textured walls in the corridor and open office presented a specific challenge. Textured surfaces accumulate more dust and grime than smooth plasterboard and they require a different sanding approach to prepare them for painting. We used a Festool vacuum and sander combination to prepare the surfaces — the vacuum attachment captures dust at the point of sanding, which is important in an office environment where dust contamination of electronic equipment is a real concern.

We filled every hole, crack and scuff across all walls. Some walls had many holes from picture hooks, notice boards and shelving installed and removed over the years. Each one was filled, sanded smooth and primed. Kitchenette walls were washed for grease, bathrooms cleaned and treated for moisture issues. All trim — skirting, architraves, door frames — was sanded and prepped. Skirting boards in particular needed attention as they see a lot of contact from vacuum cleaners, mop buckets and foot traffic.

Priming

Interior primer across all walls and ceilings. The primer provides a uniform base, blocks stains from bleeding through and improves adhesion. On the textured walls, primer is particularly important because the texture creates more surface area for the paint to bond to, and any inconsistency in the base coat shows up more than it would on smooth plasterboard. We used a product compatible with our topcoat system — products designed to work together give better adhesion, coverage and longevity.

Painting

For the walls we selected a quality interior acrylic in low sheen. The client chose a clean, cool white for the corridor and common areas, with a fresh off-white and cream for the open office space and workrooms. The narrow corridor with its recessed downlights and aircon unit looked crisp and modern in the cool white. The large open office space — visible across two interconnected rooms with large windows — felt significantly brighter and more professional with the fresh off-white on the walls and clean white ceiling with recessed grid lighting.

Two full coats on all walls, cutting in carefully around every edge. The reception area received extra care — it is the first thing anyone sees walking in. Ceilings in flat white to maximise brightness. We ensured consistent colour between rooms by using the same batch throughout — in an open-plan office where you can see from one space into another, even slight variation between batches would be noticeable.

All trim in semi-gloss enamel — durable, easy to clean. Meeting room and private offices received particular attention for a polished result. Kitchenette and bathrooms done with products suited to wet areas for mould resistance and easy maintenance.

Quality Control

Strict quality control throughout. At the end of each zone we inspected for any imperfections and addressed them immediately. Before-and-after photos were taken for the client’s reference.

Clean Up and Handover

Coverings removed, furniture and equipment returned, space cleaned. Final walk-through with the client who checked every room. They were very pleased and commented on how the fresh paint had transformed the atmosphere. Staff commented on how much more pleasant the space felt. The space was ready for business straight after handover.

The Final Result

Dramatic improvement across the board. The reception looked bright and welcoming. The open office felt fresh and modern — the large windows bringing natural light across the newly painted walls. The narrow corridor with its textured walls looked clean and sharp. The meeting room had a professional finish ideal for client meetings.

The products used are all commercial-grade — more durable than residential paints, better suited to regular cleaning and formulated to maintain appearance under daily office use.

The narrow textured-wall corridor was one of the first areas to be completed and it set the tone for the whole project. The fresh cool white paint on the textured surface with the recessed downlights looked crisp and modern. The aircon unit on the wall was carefully masked during painting and the area around it cut in precisely. Small details like this matter in an office environment where everything is visible and the finish needs to look deliberate and professional.

The open office space beyond the corridor was large — two interconnected rooms with good natural light from large windows. The Festool vacuum and sander we used during surface preparation was particularly valuable here. In an office environment where dust contamination of electronic equipment is a real concern, capturing dust at the point of sanding makes a significant difference. The client appreciated this attention to their equipment and the clean working method we maintained throughout.

The before-and-after difference on this project was significant. The textured walls that had looked tired and marked were now clean, bright and uniform. The corridor that had felt narrow and dated felt open and modern with the fresh cool white paint reflecting light from the recessed downlights. The open office space with its large windows felt airy and professional.
